Scope and assumptions

The valuation is prepared without an internal or external inspection. It assumes the property is in reasonable condition for its type and age, and that the information provided to us is accurate. The figure may change if an inspection revealed anything materially different. These restrictions are agreed with you in the terms of engagement before we start, and are repeated in the report.

It is for your own use only. It is not for mortgage or secured lending purposes, and no third party may rely on it. Written terms of engagement are agreed before we start.

A desktop valuation can be used for most non-lending purposes. Where a report is going to HMRC or a court, or condition matters, we may recommend an inspection: a full valuation, with the fee quoted on application.

Desktop and full valuations are carried out under the RICS Valuation – Global Standards (the “Red Book”), with the scope agreed in writing.

How it works

  1. Send the address, what the valuation is for and anything we should know about the property.
  2. We confirm the scope, assumptions, information needed and delivery date in written terms of engagement.
  3. We invoice; work starts once the terms are agreed and payment and the information are received.
  4. You receive the written valuation report, usually within 2 working days of receiving payment and the information we need. Faster turnaround available on request.

If you are a private client, you can ask us to start straight away. You lose the right to cancel once the report has been delivered.
